Jeddah - Al Ruwais Masterplan Peer Review

Al Ruwais is a district in the centre of Jeddah, the majority of which is unplanned settlements of relatively low density in urgent need of regeneration.

Al Ruwais is a district in the centre of Jeddah, the majority of which is occupied by unplanned settlements of relatively low density. The development concept envisages its transformation into high quality residential accommodation, commercial offices, retail, and leisure facilities with a vibrant urban setting with good transport access, high quality open space and public realm and reliable and efficient utilities. The original concept masterplan did not proceed for a variety of reasons amongst which were mainly transport challenges and the requirement to relocate large number of residents to accommodate the new development.
 
Buro Happold supported Ernst Young KSA who acted as lead consultant in reviewing Al Ruwais Master Plan for the Raysan Arabian Development Co (RADC) which is a KSA state-owned enterprise, part owned by JDURC (Jeddah Development & Urban Regeneration Co). Buro Happold provided planning, engineering and transport consultancy services to undertake a review of the current masterplan and identify opportunities and constraints to help inform its reshaping. The planning aspects of the masterplan review was undertaken by Jakarta team in three key stages: Completeness and Quality Assessment; Identifying Drivers for Revision and Enhancement; and Recommended Priority Measures. We highlighted insights from other similar projects, and pinpointed key areas of the masterplan necessitating change.
